It might be that it is too old. Fruit trees eventually reach an age where they don’t produce fruit anymore.

It may need to be pruned and fertalized. Call your local agriculture office and they can give you info you need, they can also check for disease and fugus that could be killing your tree.
APPLE TREESMy parents live in a house that is 120 years old. The apple trees they have are so old they cannot identify what type they are. Trees do get old but my parents trees are doing just fine. They pruned it last season for the first time in a few years and it produced delicious apples.

It probably just needs a good pruning.
APPLE TREESFor one thing, it might have too many blossoms, so it needs to be thinned in order to develop proper fruits.
For another thing, it might have life a little too easy. When fruit trees get plenty of fertilizer and water and are free to grow, they don’t see the need to reproduce through fruit. They figure they can live there forever and don’t need to create a new generation. A good pruning can give them just enough stress to get them going again.
Finally, do you have a pollinator? Maybe a neighbor’s crab apple tree was doing the job before but got cut down two years ago. Without a mate, apples won’t produce fruit.

I never dealt with apples much but…
APPLE TREESDo you need to fertilize it? Typically we fertilized flowering trees once a year with minor feedings through the season for a boost.
Is it getting enough/too much water?
Was it a grafted tree that reverted to a less desirable state?
Is it really old?
I would consult with whom you bought it from and if its an old tree consult with your local greenhouse/landscaping company.
